If you are going to build a house and have not bought a plot yet, then before you buy, you need to decide what you need for a comfortable life and what obstacles may be in your way. For you to be fully equipped, read this article.

Designing a house for a flat lot is simpler, and the building is cheaper than a plot with a slope, but a house built on a slope looks more impressive. An inclined area will allow you to place a garage under the house or make a basement with an exit from it directly to the site.

Two-level and multi-level projects are better suited for a narrow site than wide-spread one-story houses, which in turn are better suited for spacious and tree-free areas.

You will also have some questions that you should ask yourself while you are looking for a site. Remember that you may need to compromise on your way, so put them in order of importance. What you need to find out before you buy a land

Is your lot large enough for the house you want to build? Very often on the site, there may be some obstacles or construction rules restricting the place for building a house, so before buying, ask your local authorities about possible restrictions.

If you have chosen a plan in which the house should be located in a certain way, either the driveway or the location of the garage door, you need to determine how much space you will need for this and the turnaround area so that the necessary space remains on these sides.

Also, in some areas, there may be restrictions on the height and size of the house. Therefore, so that there are no problems, ask the local authorities before buying land.

Will your site be flooded?

Check the area after heavy rain - is there water on it? Ask your neighbors or the local administration if this place is flooding.
The area with standing water on it after a rainfall or a strong current during rainfall can lead to a wet basement or a blurry road. A site located in a lowland that is periodically flooded by a spilled river can lead to flooding your property.

 

A landscape designer can offer you several solutions for draining the site and installing drainage to reduce or avoid such phenomena.

Check the direction of the sun in relation to the site. Where does it get up, and where does it sit? If you are an early bird, then you can enjoy the early rays of the sun pouring through your bedroom window, or you may want to enjoy the sunset while sitting on the backyard terrace.

The south side makes it possible for your flowers to grow well, and on the north side, it is better to place pantries and a garage. This will allow them to remain in the shade and illuminate the living space for more time.

Another issue to think about is the direction of the wind. Arranging the house so that it covers the courtyard or terrace where you spend time from the north, and north-east winds will help you extend the seasonal use of these places for several weeks or months.
